Experience

I have managed a portfolio consisting of 34 residential apartment units in Northeast Philadelphia, and am a senior majoring in Accounting at Temple University. I am proficient in Excel’s features that aid in sensitivity analysis for communicating real estate investment decisions.

As an assistant apartment manager, I have experience working unsupervised with modest guidance in the real estate investment and management business. My job function includes writing polished newspaper and Craigslist advertisements, and following through by screening tenants with an application process. I drive weekly to about 2 new properties on the market to record their condition and use financial models to determine a bid value. I create financial statements with proforma data and analyze comparable investments using the weighted average cost of capital, internal rate of return, and the net present value for presenting an executive-style memorandum. This management position has allowed me to develop my executive skills by finding tenants and using excel strategically for investment decisions.

I have a strong work ethic due to a passion to learn. I independently research useful techniques like Excel features such as Goal Seek, data tables, break-even charts, and scroll bars used for sensitivity analysis. I am constantly researching market data, new methods, and formulas to create accurate financial models for residential apartment buildings and am excited to use my experience on shopping centers, office buildings, and other commercial properties.
